To secure the property, you will need to sign a reservation contract along with the vendor. We will arrange a meeting where both parties can formally fill in the document. Together, you’ll agree on a time scale for purchase. We will also address any individual agreements between you and the vendor, such as furniture arrangements.

A time scale for completion will be agreed upon signing this contract. There is often the possibility to move earlier, if both parties agree. A deposit will be required to put the property on hold while the solicitors complete their searches. We can provide guidance on money transfers to Spain to help ensure a smooth transaction.

Choosing Your Solicitor

While we are always here to help and advise, we strongly recommend choosing your own independent solicitor. They will handle your legal matters. We can provide a list of proactive solicitors recommended by our clients for your convenience. Once you have chosen your solicitor, we can arrange an appointment for you to meet privately. This way, all your questions, concerns, and thoughts are addressed.

Once your solicitor has completed their checks, you will pay the balance of a deposit within the agreed time frame. This solidifies the sale and offers you protection should the owner back out. We also assist with the application for your NIE number. This is compulsory for anyone buying property in Spain who isn’t a Spanish national. Your solicitor can handle this process for you during the sales process.

Staying Flexible as Requirements Change

It is essential to note that laws, rules, and regulations related to property purchases can change regularly. Solicitors may request additional paperwork based on specific property registrations and legal requirements. From Signing to Completion Day

The final stage of the property purchase process in Spain is completion day. A member of our staff can accompany you to the notary office. There, the balance of the purchase monies is paid, and the official title deeds are signed over into your name.
