One of the most common questions we receive is whether an NIE number in Spain is required to purchase a property. The answer is yes. Anyone who will be named on the Escritura (Title Deeds) must obtain one. Don’t worry, the process is straightforward and can usually be completed within the general timescale of a property purchase.
Letting Your Solicitor Handle It
To make things easier, we recommend having your solicitor handle the NIE application on your behalf. You can do it yourself to save some money. It can be a hassle, though, unless you are fluent in Spanish or bring a translator with you. Some solicitors include the NIE application as part of their conveyancing services.
An appointment must be made with the department responsible for processing the application. This applies whether you attend individually or have your solicitor represent you. What Do You Need an NIE Number in Spain For?
You will need an NIE number in Spain for opening a bank account. It’s also needed for buying, selling, or insuring a property, applying for a mortgage, and paying taxes. It is also required for receiving employment payments, applying for a business permit, registering with social services, and applying for a driving licence.
How to Apply for an NIE Number
You can apply at a police station with a foreigners’ department (Oficina de Extranjeros) here in Alicante Province. Alternatively, you can apply through your local regional government office. Most solicitors can assist you in obtaining an NIE number, with an approximate cost of [PRICE] per person. If your solicitor is handling the application on your behalf, they will let you know whether your attendance is required. They will collect the NIE numbers for you when they are ready, typically within 7 to 10 days.
You will typically need to provide:
- The completed application form, Solicitud de Número de Identidad de Extranjero (NIE) y Certificados (form EX-15), in Spanish. Your solicitor can assist you with this.
- The completed application form signed in the presence of an official.
- A receipt for payment of the fee, stamped by the bank.
- An identity card or original passport, along with photocopies of each.
- Two passport photographs.
